Mold inspections are exactly what they say they are - inspecting for mold. We visually inspect all the levels of the home (including the crawlspace and/or attic) and visually look for indications of mold growth. Secondly, every inspection includes taking an indoor air quality sample that tells what the level of mold is inside the structure. Lastly, because 1 out of 2 homes in the United States will have a water intrusion in the basement or around the foundation, I inspect the outside to make sure that there are no areas where water has an opportunity to make its way into your home.

Depending on the size of the structure, at a minimum, set aside an hour to an hour and a half for the inspection. If there are issues where mold is evident, or where there have been water intrusions and water damage, I often set aside a bit more time to discuss those events with the client. As I do the inspection, I explain what I am doing in order to educate clients to be able to do some self-assessments of their property in the future.

While the insurance adjuster works for the insurance company and the "remediation expert" works for the repair company, we only with your interests in mind. We work for YOU!

With years of experience working claims for a major insurer as well as a background in insurance restorations, Certified Inspectors of America has the experience you deserve and need. We are a third party tester, meaning that we are not associated with any particular restoration company and as such, we have no vested interest in restoration (if needed) or repairs. In some cases, homeowners are able to make adjustments to the environment themselves as well as do some of the minor cleaning. In other cases, a remediation company is needed due to the extent of mold damage that has occurred. Either way, Certified Inspectors of America can help save you money by providing helpful ideas to improve the air quality yourself or provide a brief outline of procedures and protocols to look for when hiring a remediation company. A lab report for a mold inspection is several pages long and shows the different families of mold and how many spores were collected in the sample. The report also extrapolates out the counts to show how many spores would be in a cubic meter. The report shows whether the count is “Acceptable”, “Slightly Elevated” or “Elevated”. A Mold Clearance Letter is an important piece of a real estate transaction. It shows that the house that is for sale or the house that you are buying has been tested for mold and passed the inspection. Remember that a Mold Clearance Letter is only as good as the company performing the inspection. It needs to be recent. A three your old Mold Clearance Letter may be worthless - there may have been a water intrusion or humidity issue in the home in the last three years.

1. Call for appointment to set the date and time
2. Technician arrives for visual inspection and air sampling. This process is usually complete within 1-1.5 hours.
3. Samples are sent to the Lab.
4. Lab analyzes the samples under the microscope. The written lab report is usually complete within 24-48 hours.
5. The Lab report and explanation is emailed to you.
6. A follow-up phone call goes over the explanations with you. You will then be able to make more informed decisions should remediation be necessary.
7. Client receives satisfaction survey via email
